Staging Agreement – Key Terms & Conditions
Scheduling & Access

The property must be clean, accessible, vacant of people and pets, and have working utilities at staging.

One week’s notice is required for unstaging.

Short-notice unstaging, rescheduling, or cancellation fees apply as follows: 4 days – $200; 3 days – $300; 2 days – $400; 1 day – $500.

Staging items may not remain in the property after closing; full replacement costs will apply.
Payment & Fees

Payment is due at booking to secure staging, unless otherwise agreed to in writing.

Unpaid balances accrue a $50 per day late fee.

Returned, declined, or reversed payments incur a $300 fee, due immediately.

The staging fee covers furniture and accessories for the agreed-upon staging term.

After the agreed-upon term ends, staging auto-renews at $500 per month, prorated weekly, unless otherwise agreed.

“Pay at closing” agreements include an additional $500 fee and are due within 5 days of staging removal, regardless of closing status.

If the property is not ready or accessible upon arrival, a trip fee of 30% of the staging fee applies.
Staging Use & Design

The Staging Company will stage the agreed-upon areas of the property.

Staging furniture and placement may not be moved or altered by the Client.

All design decisions are at the sole discretion of the Staging Company.
Risk, Damage & Liability

Staging may require nails or hooks; small holes may remain after removal.

The Client is responsible for loss, theft, damage, or excessive cleaning of staging items.

The Staging Company is not liable for injury or property damage related to staging or furniture use.

The Client agrees to indemnify and hold harmless The Next Step Staging, LLC from claims related to staging services.
Marketing & Disclosures

The Client authorizes photography and use of images for marketing.

The Staging Company may display reasonable on-property advertising while staged.

Home staging is a marketing service only and does not guarantee sale, value, or outcome.
